Compare indicative estimates using each lender’s assumptions.
Indicative estimate for State Bank of India. Lender-specific approval rules and FOIR policies can change and are not generally published as a complete formula. Each lender keeps separate assumptions below; confirm current terms with the lender. EMI uses a standard reducing-balance formula, not a lender approval or offer.
What is FOIR?The share of eligible income assumed to be available for all EMIs. Set this to the policy confirmed by your lender.

Monthly household cash flow
Every applicant makes a difference
Share of combined eligible monthly income.
Eligible monthly income = sum of each income source × inclusion percentage − applicant deductions (floored at zero per applicant).
Available EMI = eligible monthly income × FOIR limit − existing EMIs (minimum zero).
Income-based principal = EMI × [1 − (1 + r)−n] ÷ r, where r is the monthly interest rate and n is the number of months. At zero interest, principal = EMI × n.
Final estimate = lower of income-based principal and applicable property valuation × LTV. Existing EMIs remain included for the full calculation; remaining tenure does not automatically exclude them.
Calculations retain precision until display. Principal is rounded down to paise; displayed figures are rounded to rupees. Repayment uses unrounded EMI × months and excludes fees, insurance, taxes, and rate changes.
